Interior

  • Framing – All framing is 2 x 4 and 2 x 6 wood in conformance with “National Design Specification for Wood Construction” and “Timber Construction Standards.”
  • Insulation – All walls, ceilings, and floors are insulated to New Hampshire Insulation Code and 2008 Energy Code. Bathrooms are insulated for soundproofing.
  • Interior Finishes – All walls shall be finished with drywall. All interior walls shall receive one (1) coat of primer and two (2) coats of “Devine White” finish paint. Garage walls and ceiling (Building 1) shall be finished to meet fire code (finish taped and primed).
  • Interior Trim – All baseboards shall be 5” Speedbase. Casings at doors and windows shall be 4” Flat stock. All interior trim shall receive one (1) coat of primer and two (2) coats of “Devine White” finish paint.
  • Interior Doors – 3 panel Glenview solid core doors, Arts & Crafts series by Masonite. All interior doors shall receive one (1) coat of primer and two (2) coats of “Devine White” finish paint.
  • Heating, Cooling, and Fire Protection– All units are heated with forced hot air by propane. All units have central air conditioning. All units are sprinklered.
  • Electrical – Wiring, switches, and outlets per NEC minimum.
  • Plumbing Fixtures
  • Tub shower units – Aker maxx
  • Tub shower valves – Delta 1300 series
  • Toilets – Gerber viper 21-512 elongated white
  • Toilet (Rear Bathroom of Building 3 only) – Rear discharge floor mounted Gerber

  • Lighting - All interior light fixtures are by Progress Lighting. Buyers can choose standard lighting from the “Michael Graves” collection (brushed nickel finish) or the “Riverside” collection (oiled bronze finish).
  • Laundry – Washer/dryer hookups in basement (Buildings 2 and 3) or Utility Room (Building 1). Washer and Dryer are the only appliances not included.
  • Flooring
  • Entry Area to receive vinyl flooring (chosen by Buyer)
  • Kitchen, Dining Room, and all Bathroom flooring materials are to receive standard vinyl, tile, or hardwood (as chosen by Buyer).
  • All other areas (Living Room, Stairs, Second Floor Hallway, and Bedrooms) shall receive standard carpet and pad (as chosen by Buyer).
  • Kitchens and Bathrooms
  • Standard cabinetry will be by Specialty Kitchens using Woodstar cabinets, Seacrest style, with a choice of 3 stains.
  • Standard counter tops will be Postform laminate.
  • All standard hardware is Stock Allison Satin Nickel knobs.
  • Kitchen Appliances
  • Standard appliances are Whirlpool, white to include: 21 cubic ft. refrigerator, dishwasher, self-cleaning electric range, and microwave hood.
  • Basement (Buildings 2 and 3) – Standard is unfinished. Buyers can upgrade to a finished basement, priced separately according to needs and requirements.

Building Exterior

  • All exterior front doors are Belleville series by Masonite, fiberglass insulated.
  • All exterior rear doors are fiberglass doors, by Masonite.
  • All windows are Andersen 400 Series—double hung, tilt-wash, crank-out awning style, true divided light with vinyl-clad exterior and polychron finish on the interior.
  • Garage Doors (Building 1) are Eastman Estate series by Garage, steel wood grain doors with 1” insulated thermo pane glass, and Liftmaster deluxe belt drive electric operators including one (1) remote and one (1) outside keypad.
  • All exterior siding and trim shall be Hardi-plank and vinyl.
  • Decks (Buildings 1 and 3) shall consist of composite decking and railings with vinyl dividers between units.
  • Patios (Building 2) shall consist of stone pavers.
  • Farmer’s Porch (Building 3) shall have Hardi-plank walls with stone-clad piers and composite deck boards and railings.
  • Gabled entrances (Buildings 2 and 3) shall have stone-clad piers with vinyl ceilings, composite decking, and simulated standing seam copper roofing.
  • Tower entrances (Building 1) shall have Hardi-plank siding with stone-clad piers and composite decking.
  • All exterior stairs shall consist of composite deck boards and pre-finished composite railings.

Utilities

  • Town Water, separately metered.
  • Town Sewer, separately assessed, based on water consumption.
  • Heat Fuel is propane provided by Suburban Propane. Five (5) 1000-gallon underground propane tanks service Buildings 1, 2, and 3. Usage for each unit is separately metered.
  • Electricity provided by National Grid. Each unit has 125 AMP service and a separate interior panel located in utility room (Building 1) or basement (Buildings 2 and 3). Electrical meters are centrally located for each building at exterior of sprinkler room.
  • Telephone service providers are FairPoint and Comcast.
  • Cable and Internet provider is Comcast.

Phase II of this condominium project has not yet been registered by the New Hampshire Consumer Protection and Anti-Trust Bureau of the Attorney General’s Office, Department of Justice. Until such time as registration has been issued, only non- binding reservation agreements may be accepted on units in Phase II.
